The Dunedin Salt Shed is a renovated single-story home with 4 bedrooms and 2 bathrooms that sleeps up to 8. No stairs, so it's easy for families, grandparents, and anyone with mobility needs. THE LANAI The private screened-in lanai is the highlight of the home. Swim in the saltwater pool, stretch out on the loungers, or catch a game on the outdoor Smart TV, all without bugs. POOL HEAT Optional pool heat is $45/night or $225/week. Heat must be added for your entire stay and requested at least 48 hours in advance; just message us after booking. The heat pump depends on outdoor temperatures, so we can't offer refunds if cold weather affects the water temperature. INSIDE - Living area with Smart TVs throughout the home - Fully equipped kitchen with everything to cook and serve meals - Coffee station with locally roasted Bonsai Coffee, tea & hot cocoa - Workspace for remote work - Washer & dryer in the attached garage BEDROOMS - Bedroom 1: King bed with ensuite bathroom - Bedroom 2: Queen bed - Bedroom 3: Two single beds - Bedroom 4: Double bed WINTER IN DUNEDIN Trade the snow for Florida sunshine. Dunedin is a favorite winter escape, with Honeymoon Island's beaches, a walkable downtown, and Toronto Blue Jays spring training right in town. Monthly and extended stays are welcome.

CHECK-IN / CHECK-OUT Check-in: 4:00 PM Check-out: 10:00 AM Self check-in with a smart lock. Parking in the driveway and garage. HALF DAY STAY (EARLY CHECK-IN) When available, you can check in anytime after 10:00 AM for half the nightly rate. This only opens up within 5 nights of arrival if the night before is unbooked, and depends on our cleaning schedule. DAMAGE WAIVER The mandatory $89 management fee includes an accidental damage waiver covering up to $1,500. It does not cover negligence or pet damage. RENTAL AGREEMENT After booking, you'll receive a short-term rental agreement with our house rules and policies. It must be signed within 24 hours of booking. SECURITY & PRIVACY A floodlight camera monitors the driveway, and a doorbell camera is at the front door. A Minut device inside monitors noise levels and smoke only. It does not record audio or video. CLEANING The cleaning fee covers a standard turnover. Excessive cleaning (trash, stains, bodily fluids, moved furniture, or signs of unregistered guests) will be documented and charged through Airbnb's Resolution Center. BE A GOOD NEIGHBOR This is a residential area, so please keep noise respectful day and night. Maximum 8 guests; no unregistered guests without host approval. Certificate of Use STR-A-25-00114. Occupancy 8 guests. Maximum parking on the property: 4 cars.
